Cancellation & Refund Policy

1. Check-in & check-out
Check-in from 13:00. Check-out by 11:00. Earlier check-in or later check-out may be available on request, subject to availability — contact us directly.
2. Cancellation window
Which policy applies depends on the rate you chose when booking.
Standard rate. A 20% deposit is charged when you book and your card is saved for the balance, which is charged automatically 21 days before check-in. If you book within 21 days of arrival, the balance is charged straight away. Free cancellation up to 21 days before your check-in date: cancellations made 21 days or more before check-in are refunded in full, deposit included. Cancellations made less than 21 days before check-in, and no-shows, are not refunded.
If the balance payment fails. You have 24 hours to pay with another card using the link we email you. Cancel within those 24 hours and your deposit is refunded in full. If the 24 hours pass with the balance still unpaid, the reservation is cancelled, the dates are released and the deposit is not refunded.
Non-refundable rate. Discounted by 10% off the room rate and charged in full at the time of booking. This rate cannot be cancelled or refunded at any point — the 21-day cancellation window above does not apply to it.
3. How to cancel

If your reservation was made through a payment provider (e.g. an online card payment), any refund due will be issued to the original payment method. Refunds may take several business days to appear, depending on your bank.
4. Changes to your stay
Date changes and room changes are subject to availability and may affect the rate originally quoted. Contact us as early as possible to arrange any change.
5. Bookings made through other channels
If you booked via Airbnb, Booking.com, Expedia, or another third-party platform, that platform's own cancellation policy applies — please refer to your confirmation from that platform, or contact them directly.
6. Force majeure
In the event of circumstances beyond our reasonable control (including but not limited to government travel restrictions or natural disasters) that prevent your stay, we will work with you in good faith on a rebooking or refund, evaluated on a case-by-case basis.
